Phoebe Abbey House is a historically significant location for the Town of Busselton.

As a listed property it carries responsibilities that need to be adhered to.

 

As speculators, the private owners of this property had a goal to develop private villa accommodation to service the rapidly growing population of Busselton.  Previous schemes prepared by other parties proposed 15 units including the provisions for Phoebe Abbey House. The clients feasibilities required a greater ROI to make the property commercially viable.

 

Property Genesis was approached to investigate the possible solutions. Our approach was to firstly scrutinise the strict heritage conditions applied to this property and to uncover any avenues for negotiation. Secondly our assessment of local planning codes revealed opportunities for performance based solutions.

 

By uncovering the hidden pieces to this puzzle we were able to increase the development potential from 15 units to 19 including provisions for Phoebe Abbey House. A Development Approval has been granted based on our negotiated approach.  Our clients are preparing for construction in the near future based on a better than expected ROI scenario.
